My team had a whopping 40 BUYERS come to our open house at a 4 unit this weekend, and we already have one FULL PRICE offer in hand. We did twilight and drone photography, the marketing was top notch, and because there are some vacant units, we chose to host an open house - even though that's more of a "residential" sales tactic.
By hosting the open house and installing a For Sale sign (which the Seller didn't want to do), we caught the attention of a local investor who was driving by and hadn't seen the deal hit the MLS 2 days before. I picked up my phone nonstop over the weekend, made the property easy to show, and was friendly to all agents and Buyers.
Sometimes, commercial agents have a lot to learn from residential agents when it comes to getting smaller deals sold.
Luckily, I've been married a residential broker for ages, and know all the best tricks. Oftentimes residential agents are intimidated by commercial agents, and it really helps to go out of your way to be friendly and let them know you are open to collaborate and answer questions.
It's definitely one of the benefits of working with me and my team, we will always go the extra mile to showcase the property and do whatever it takes to get a deal closed!
